Speakers will lead attendees through all steps of the development process and provide an in depth workbook to use during the event. 9:15 AM – 9:45 AM | Manufactured Housing Industry Overview: Jen and Roderick Participants will learn about factory-built housing and the range of products available from low to high cost. Detailed information will be shown regarding the range of HUD-Code homes, including affordable single-section “community series” homes, multi-section homes for communities and private land. Discussions will center around the use of modular one and two-story homes and multi-family apartment units and development types such as affordable land-lease communities, high-end land-lease communities, senior/retirement communities, and community upgrades and fee simple developments (subdivisions and urban in-fill). |
9:45 AM – 10:15 AM | The Development Process – Site Selection – Emeka and Roderick Proper site selection is the key to a successful project. The faculty will discuss both the physical aspects of site selection (location, utility options, site characteristics, etc.) and the initial marketability. |
10:15 AM – 10:45 AM | Pro Forma – Roderick Knowing a good deal from bad one starts with a well-constructed pro forma. Techniques for preparing your pro forma, critical assumptions and a basic spreadsheet format will be reviewed and discussed, including outputs and benchmarks that indicate feasibility. |

1:00 PM – 2:15 PM | Meet the Manufacturers Panel – Byron Stroud A panel of manufacturer representatives will discuss the manufacturing process, home features, design issues, and home installation. Also covered will be how to do business with a home manufacturer. As with all sessions, time for interaction and questions will be available. |

2:30 PM – 3:00 PM | Due Diligence – Roderick Some of the best opportunities in manufactured housing development involve the acquisition of an existing project. Renovations and expansions fall into this category. A thorough due diligence process is needed to protect one’s investment. |
3:00 PM – 4:00 PM | Case Study – Jen and Emeka Fox Run in Boyne City, MI, showcases site selection, zoning, site planning, expected product and marketing, and project update. |
4:00 PM – 5:00 PM | Finance Panel Obtaining financing is one of the more difficult parts of the MH development process. The current availability and terms of development financing will be presented. Types of financing will include construction loans, permanent loans (for land lease communities), and customer end loans (both chattel and mortgages). |
