Annually MHI celebrates the industry’s success over the past year through the MHI Excellence in Manufactured Housing Awards. The MHI annual awards program honors those in the manufactured and modular housing industry who continue to pave the way by providing outstanding products, customer service, creative solutions, and state-of-the-art homes.
Submissions for the 2026 Excellence in Manufactured Housing Awards are closed at this time. Voting will open on Friday, February 20. Winners will be announced in April 2026, and all finalists will be included in the final awards announcements.

Awards Categories:
The Manufactured Home Development of the Year Award recognizes new subdivisions, land-lease communities and mixed-use developments that showcase the lifestyle that manufactured housing can provide. The development can have a variety of housing types but at least 33% of the homes must be built to the HUD code. To be eligible, the development or expansion must have begun in the last three years and sited at least 6 manufactured homes in 2025.
Tell us about the types of homes going into the community, the number of sites, and the entitlement process. Let us know how this development fills a housing need in its area in terms of housing cost, community amenities and demographics served (age qualified, first-time buyers, etc.
The Leadership in Sustainability Award honors initiatives to reduce consumption of materials or energy. Examples of qualifying entries include manufacturing processes which reduce waste, office policies which conserve electricity, manufactured home community initiatives to encourage residents to reduce, reuse and recycle and appliances or supplies that reduce energy consumption.

The Community Impact Project of the Year Award recognizes efforts by the manufactured housing industry to improve lives by addressing social or economic challenges at a local level. Eligible projects include company managed initiatives as well as company collaborations with existing, community-based nonprofit organizations or local government agencies. Submissions can include one-time initiatives or evergreen projects, but entries should detail company participation and community impact during 2025. Entries which include both employee volunteer time and company financial support will be given extra weight in voting. This category is open to all membership types. Note: Projects that are prior winners of this award are not eligible for consideration in this year’s contest. New projects by companies that won the award previously are welcome.

Volume Manufacturer of the Year
- This award will be given to the entrant who produced the most HUD-code homes in 2025. Submit the total number of manufactured homes built along with the number of home building facilities that built manufactured homes in 2025. Information will be verified with using IBTS reports and other data sources. Additionally, please submit photos of your facility, processes and homes.
Small Volume Manufacturer of the Year – Three Plants or Less
- This category is for independent HUD-code builders who operate three plants or less. Manufacturers will be judged on notable achievements in producing manufactured housing during the past year. Please submit photos of your facility, processes and homes.
Retail Sales Center of the Year – East
- Tell us why you are the best manufactured home retailer in your half of the country. What programs, processes and improvements did you implement in 2025 to assist home buyers? Did you expand your inventory, redecorate your lot models and certify your entire team as Professional Housing Consultants? How many new homes did you sell in 2025 compared to the year before? Quality photos are encouraged. Share all the details so our members can give you the recognition you deserve!

- This category is for multi-location community owners or operators. Tell us how your company improved the quality of life for residents and upgraded the work experience for your team members. Community operators will be judged on quality rather than quantity so please focus your comments on quality issues (occupancy rates, resident satisfaction scores, low resident turnover, team member satisfaction ratings, number of Accredited Community Managers, etc.) and share percentages rather than quantity.
Land-Lease Community of the Year – East
- Did your revamp your resident relations program, change the curb appeal with new signage and landscaping and have your on-site manager complete Accredited Community Manager certification? Communities will be judged on quality rather size.Please focus your comments on quality issues (occupancy rates, resident satisfaction scores, low resident turnover, etc.) and share percentages rather than quantity (number of sites, number of new homes installed, etc.). Photos and videos of your property are highly encouraged.

- The Floor Plan Lender of the Year award will be given to the entrant who provided floor plan financing on the most manufactured homes in 2025. Please share the number of manufactured homes floored, the total dollar amount of floor plan financing used on manufactured homes in 2025 and the number of manufacturers you had floor plan agreements with last year. Additionally, were there programs, processes and improvements you implemented in 2025 to benefit your manufacturer or retailer partners?
Volume Lender of the Year
- This award will be given to the entrant who originated the most loans on HUD-code homes in 2025. Submit the number of loans originated on new and pre-owned manufactured homes and the total dollar amount originated on manufactured home loans in 2025. Information will be verified with HMDA data.
Lender of the Year – Regional
- If you are a retail lender licensed in 25 states or less this category is for you. Tell us why you are the best regional lender in the business! What programs, processes and improvements did you implement in 2025 to benefit manufactured home buyers? Share all the details so our members can give you the recognition you deserve!
Community Lender or Broker of the Year
